INTRODUCTION
FLAP 2.0 is a "Mortgage Processor" which allows easy tracking and
and extremely flexible editing of standard mortgage loans. FLAP
provides for rapid, intuitive creation and editing of loans by dir-
ect entry onto the amortization list much like you would do on a
spreadsheet or on a paper ledger. For existing loans you can enter
payments each month and maintain a record of the loan on a disk. The
program will automatically calculate the fraction to be credited to
principal and to interest and calculate the new balance. Several
loan types are available: balloon, fixed rate, variables, graduated,
and biweekly.
A variety of reports can be prepared and formatted. Detailed amort-
ization schedules or summary reports can be prepared and viewed on
screen, printed, or saved on disk. For adjustable rate mortgages,
you can change the interest rate as it is adjusted by your lender.
You can easily amend a loan in the edit mode. Any changes made will
update the loan status automatically. You can create hypothetical
loans and explore varying conditions in case you are considering a
loan or refinancing your current loan. You can experiment with
existing loans to see the effects of changing interest rates or in-
creased payments. The results will be instantly displayed on screen
in a spreadsheet-type environment.
FLAP 2.0 provides two calculators. The pop-up calculator can be
called on screen at any time and works much like a small spread-
sheet. With the calculator you can very quickly explore the inter-
dependences of balance, term, interest, and payments under various
conditions. The matrix calculator can carry out as many as 170
calculations at the same time and present the results on a 2x2 table
relating loan amount, payments, terms, and interest rates. In all,
12 different matrix formats are available for viewing, printing, and
saving.
HELP SCREENS
The on-screen help will answer most basic questions about running
the program. The context-sensitive help screens are fairly detailed,
offering field-by-field guidance when entering data. Many of the
error messages are also backed up with help screens. Just press <F1>
when in an operation to learn how to use it. For example to learn
about editing a loan's amortization table, choose "EDIT" from the
Main Menu and then choose "Amortization List" (after you have created
or loaded a loan). When the amortization table appears on the screen,
press <F1> to see how to edit it.
REQUIRED HARDWARE
FLAP requires a 640 K PC, XT, AT, 386, 486, Pentium or compatible
computer with at least one floppy disk drive and which is equipped
with a monochrome, CGA, EGA, or VGA monitor. A large number of double
precision calculations are carried out when a large loan is created.
Although not required, the best performance will be seen with a 386,
or higher, computer equipped with a math chip. If reports are to be
printed, a printer connected to a parallel port of your computer will
be required.
CHANGING VIDEO MODE
The video mode is initially set for a color EGA/VGA monitor. If you
have monochrome or CGA monitor, run the video set program, "VSET.EXE"
included with the files and choose the proper video mode from the menu.
INSTALLING AND RUNNING FLAP
FLAP can be run directly from a floppy disk. To start FLAP, go to
the floppy disk prompt, type "FLAP", and press <ENTER>. To install
FLAP on a hard disk drive, copy all of the files in this package into
a directory of your choice on the hard disk drive. To start the pro-
gram, make sure that the video mode is properly set (see above), go
to the FLAP directory, type "FLAP", and press <ENTER>. If any of the
files on the disk (listed below) are not copied to the hard disk
drive, FLAP may not operate properly.

LIMITED WARRANTY
FLAP 2.0 is meant to serve only as a means to track the general
status of mortgage loans and to provide approximate information on
mortgages. This software is provided as is. The author provides
no warranty with this package and makes no guarantee or any other
claim in regard to the accuracy of the software or its represent-
ation of real mortgage loans. If you rely solely on this software
to evaluate mortgages, you do so at your own risk. The author is not
responsible for any loss or damages caused, or alleged to be caused,
from its use or attempted use, including loss of anticipated pro-
fits, interruption of service,or loss of business.
The author does warrant to registered users that the media upon
which the product is recorded will be free of defects and that the
program will run on the equipment configuration described herein for
a period of ninety (90) days from the date of delivery.
The author's sole liability shall be replacement of a defective disk
within 90 days of delivery provided the registered user returns the
defective disk and proof of registration.
DISTRIBUTION
FLAP 2.0 is SHAREWARE. You may freely distribute this fully working
version of the program. You may not modify any of the files, except
as provided through the normal operation of the software. Any other
modification can render FLAP nonfunctional. All of the original files
provided in this package shall be included, unchanged in any distri-
bution, and this notice must remain intact. The author retains all
rights to this software. Sale of this product by anyone other than
the author is forbidden without the express permission of the author.
I welcome any comments or suggestions from registered or nonregis-
tered users. Suggested improvements and bug reports will be espe-
cially appreciated.
